Who we serve
Different buildings, different problems.
A restaurant and a warehouse both need fire inspections, and that's about where the similarity ends. Find the one closest to yours to see which systems you probably have and what tends to go wrong.
Property managers and multi-site portfolios
Several buildings, and every date lands on you
You manage the buildings and someone else owns them. When a tag expires, the tenant emails you. When the fire marshal writes something up, the owner calls you.
Systems you probably have
- Extinguishers
- Fire alarm and the panel
- Sprinklers
- Exit and emergency lighting
- Backflow preventers
- Kitchen hoods in tenant spaces
What usually goes wrong
- Due dates spread across buildings and vendors, with nobody holding the whole list
- A vendor who cancels or doesn't show the week before a re-inspection
- An invoice that's higher than the quote, and an owner asking you why
- Reports saved in four inboxes when the insurer wants them by Friday
How we handle it
Every building goes on one compliance calendar and gets the same lead tech. We book each visit about 30 days ahead and send you the time. Pricing is flat per device, so the number you gave the owner is the number on the invoice.

The hood system is due twice a year, and dinner still has to happen
The kitchen is where the risk is and where the inspector looks first. It's also the one room you can't shut for an afternoon.
Systems you probably have
- Kitchen hood suppression
- Class K extinguisher
- Other extinguishers
- Fire alarm
- Exit and emergency lighting
- Sprinklers, in some buildings
What usually goes wrong
- The 6-month hood inspection slipping because nobody owns the date
- Assuming the hood cleaning crew also inspected the suppression system. They are separate jobs
- A system that trips or fails on a busy night
- A tech who turns up in the middle of lunch service
How we handle it
We put the hood inspection on the calendar every 6 months and book it around your service hours. If the suppression system goes down, call the emergency line. We can usually have fire watch there the same day.

The board has to approve it, so the board has to understand it
Apartment and condo buildings have a lot of devices and a lot of people living around them. Repairs come out of a budget that a board or an owner signs off on.
Systems you probably have
- Fire alarm and the panel
- Sprinklers
- Standpipes
- Extinguishers in common areas
- Backflow preventers
- Exit and emergency lighting
What usually goes wrong
- A large repair quote with no way for the board to tell whether it's right
- An inspector who finds an expensive problem that a second vendor then passes
- Residents who weren't told the alarm would be tested
- A management company change, and the reports left with it
How we handle it
Every item we write up has a photo, the code section, and a written price, which is something a board can read and vote on. We'd rather you got a second opinion than approved something you doubt. Reports stay on the calendar for the building, whoever is managing it.

Big systems, and an insurer who reads the reports
Warehouses have more sprinkler pipe than any other building we work in, and often a fire pump behind it. What you store, and how high, matters to how the system was designed.
Systems you probably have
- Wet sprinkler systems
- Dry systems in unheated areas
- ESFR sprinklers over racking
- Fire pump
- Extinguishers
- Fire alarm
- Private hydrants
What usually goes wrong
- Racking or stock that has changed since the sprinklers were designed
- The 5-year internal pipe inspection coming due with no record of the last one
- An insurer asking for reports you can't find
- Testing that interrupts a shift
How we handle it
We schedule testing around your shifts and tell you up front what has to be shut off and for how long. Reports are filed against each due date, so the insurer's request is a link you forward. If storage has outgrown the system, you get that in writing with photos.
